Workshop Program Overview

Our core offering is a two-session educational workshop program focused on Chilean real estate collective investment. The program is designed for individuals considering participation in these types of projects for the first time.

Each workshop consists of two sessions, each approximately two hours in length. Sessions are offered in both in-person format (Antofagasta) and online format (video conference).

The program does not provide investment recommendations, project evaluations, or individual consulting. It teaches participants how to evaluate opportunities independently by asking informed questions.

Session One: Understanding the Framework

The first session establishes foundational knowledge about how collective real estate investment projects function in Chile.

Throughout this session, we teach participants what questions to ask when evaluating project presentations:

  • What documentation will participants receive and when?
  • How is the legal structure designed to protect participant interests?
  • What is the developer's track record with similar projects?
  • How are timeline estimates determined and what contingencies exist?
  • What cost reserves are included for unexpected situations?
  • How will participants be informed if circumstances change?
  • What options exist if a participant needs to exit before completion?

Session Two: Analyzing Risk Scenarios

The second session examines hypothetical scenarios that can affect collective investment project outcomes.

Construction Delay Scenarios

What happens when construction takes longer than projected? We examine causes of delays (permitting, weather, labor, supply chain), how they affect costs and returns, and what questions participants should ask about timeline contingencies and delay management.

Cost Overrun Scenarios

What causes construction costs to exceed budgets? We analyze how cost increases are typically handled, what reserve provisions should exist, and what questions to ask about cost projections, reserve adequacy, and additional capital requirements.

Developer Financial Difficulty

What happens if the developer encounters financial problems during the project? We discuss how this affects project continuation, what protections participants may have, and what questions to ask about developer financial stability and project financing structure.

Regulatory Change Scenarios

How can changes in zoning regulations or building codes affect a project? We examine what happens when permits are delayed or requirements change, and what questions to ask about regulatory compliance and approval contingencies.

Market Condition Changes

What happens if real estate market conditions shift during the project? We analyze how market fluctuations affect projected returns, exit timing, and liquidity, and what questions to ask about market assumptions and sensitivity analysis.

Exit and Liquidity Issues

What options exist if circumstances require early exit? We discuss typical liquidity provisions, secondary market considerations, and what questions to ask about exit mechanisms and transfer restrictions before committing to participation.

Scenario Analysis Methodology

For each scenario, we follow a consistent analysis framework:

  1. Scenario Description: What is the situation and how does it typically arise?
  2. Impact Analysis: How does this situation affect project timeline, costs, and outcomes?
  3. Protection Review: What contractual or legal protections may exist for participants?
  4. Question Framework: What specific questions should participants ask about this scenario?
  5. Documentation Review: What documents should participants examine regarding this risk?
  6. Precedent Discussion: How have similar situations been handled in other projects?

Online Workshops (Video Conference)

Materials: Digital presentation slides, downloadable case documents

Format: Screen-shared presentation with audio/chat discussion

Online workshops provide the same educational content as in-person sessions. Participants can attend from any location with internet access. Sessions include live presentation, screen sharing of materials, and opportunities for questions via audio or chat.

Prerequisites

No prior experience with collective investment structures is required. Our content assumes participants are approaching this type of investment for the first time.

Workshops are conducted in Spanish. English-speaking participants should be comfortable with Spanish-language instruction and discussion.
