How We Work
Our educational approach focuses on teaching participants how to evaluate collective real estate investment opportunities through systematic questioning and scenario analysis.
Our Educational Philosophy
Education, Not Advice
We do not provide investment recommendations or personalized financial advice. Our workshops teach general principles that apply to collective real estate investment projects in Chile.
Participants learn frameworks for evaluating opportunities independently. We explain how these projects typically function, what documentation to review, and what questions to ask at different stages.
The goal is to help participants develop their own analytical capabilities rather than depend on external recommendations.
Group Format Only
All our programs are conducted as group workshops. We do not offer individual consultations or project-specific evaluations.
Group learning allows participants to hear diverse perspectives and questions from others considering similar investment decisions. The educational content applies broadly to collective investment structures.
Both in-person and online workshop formats maintain this group structure.
Our Two-Session Structure
Each workshop program consists of two sessions, each approximately two hours in length. This structure allows systematic coverage of both framework understanding and risk analysis.
Session One: Understanding the Framework
The first session establishes foundational understanding of how collective real estate investment projects function in Chile:
- Legal structures commonly used for collective investment projects
- Roles and responsibilities of developers, participants, and other parties
- Typical project timelines from planning through completion
- Documentation that participants should receive and review
- How capital is typically structured and deployed
- Common fee structures and cost allocations
- Regulatory requirements and compliance considerations
Participants learn what information they should request from developers and what questions to ask about project structure and governance.
Session Two: Analyzing Risk Scenarios
The second session examines hypothetical scenarios that can affect collective investment outcomes. For each scenario, we discuss:
- What causes this situation to occur
- How it typically affects project timelines and costs
- What options or protections may exist for participants
- What questions participants should ask when this scenario arises
- What documentation participants should review
- How similar situations have been handled in other projects
The scenarios we analyze include construction delays, cost overruns, developer financial difficulties, regulatory changes, market fluctuations, and exit considerations.
Workshop Delivery Formats
In-Person Workshops
In-person sessions are conducted at our location in Antofagasta. These workshops typically accommodate groups of 8-15 participants, allowing for discussion and questions.
In-person format includes presentation materials, case study documents, and opportunities for participants to discuss scenarios with each other.
Online Workshops
Online sessions are conducted via video conference platform. Participants can attend from any location with internet access. Group sizes are similar to in-person workshops.
Online format includes screen-shared presentations, digital case materials, and chat/audio discussion capabilities for participant questions and interaction.
What We Don't Do
It's important to understand what our workshops do not include. We maintain clear boundaries to ensure our educational focus.
No Investment Recommendations
We do not recommend specific investment opportunities or developers. We do not evaluate particular projects or provide opinions on whether specific investments are suitable.
Our content teaches general principles and question frameworks that participants can apply to any collective investment opportunity they are considering.
No Individual Consultations
We do not provide one-on-one consultations or personalized advice. All our educational content is delivered in group workshop format.
Participants who need individual financial advice should consult licensed financial advisors or legal professionals appropriate to their situation.
No Project Evaluations
We do not analyze specific investment projects or provide due diligence services. We do not review project documents for individual participants.
Our workshops teach participants what to look for in project documentation and what questions to ask, but participants must conduct their own evaluation.
No Ongoing Support
Our workshops are standalone educational programs. We do not provide ongoing consulting, monitoring, or support after workshop completion.
Participants who invest in collective projects should establish appropriate communication with project developers and their own advisors.
Our Instructional Approach
Behind-the-Scenes Transparency
We explain how collective investment projects actually function from an operational perspective. This includes discussing:
- How developers typically structure their project timelines and budgets
- What internal processes developers use for cost management and reporting
- How construction scheduling actually works and what causes delays
- What happens operationally when projects encounter difficulties
- How regulatory approval processes function and what can delay them
- What documentation trail participants should expect to see
This transparency helps participants understand the reality of how these projects operate, not just the idealized presentation they might receive from developers.
Hypothetical Case Analysis
Rather than discussing real projects or developers, we use hypothetical case scenarios that illustrate common situations. This approach allows us to:
- Examine situations objectively without bias toward specific developers
- Discuss multiple variations of how scenarios can unfold
- Focus on principles and questions rather than specific circumstances
- Maintain educational focus without making recommendations
Participants can apply the analytical frameworks from these hypothetical cases to any real opportunity they are evaluating.
Question-Oriented Learning
Throughout both sessions, we emphasize teaching participants what questions to ask rather than providing answers about specific situations. This includes:
- Questions to ask developers during initial presentations
- Questions about project documentation and legal structure
- Questions about timeline assumptions and contingencies
- Questions about cost projections and reserve allocations
- Questions about developer financial stability and track record
- Questions about exit options and liquidity provisions
The goal is to help participants become more sophisticated questioners who can evaluate opportunities independently.
Workshop Participation
Who Should Attend
Our workshops are designed for individuals who are considering participation in collective real estate investment projects in Chile for the first time.
The content assumes no prior experience with collective investment structures. We explain concepts from foundational level.
Participants who have already invested in collective projects may still find value in understanding risk scenarios they may not have previously considered.
Registration Process
Workshop schedules are announced periodically for both in-person and online formats. Interested individuals can contact us to inquire about upcoming sessions.
Registration is on a first-come basis as space in each workshop is limited to maintain effective group discussion format.
Contact information for registration inquiries is available on our contact page.
